Il Castellare, located outside the spa town of Rapolano Terme on top of a hill overlooking the Val di Chiana and the plain of Sentino, is an ancient watchtower in the medieval borgo of Sarri, of Lombard origin, which has preserved the original structure enclosed within the large walls.
Inside is the armoury, converted into a church with restored 14th century frescoes, and a second tower now used as a dwelling.
The property comprises several independent residential units, including the main house and two annexes, with spacious, bright and functional rooms, capable of accommodating up to 14 people in the complete version.
The interiors retain the authenticity of Tuscan tradition, with exposed stone, exposed ceiling beams, tiles and floors in local stone, enriched with antique furniture that gives character and charm to the rooms.
Its strategic location, close to main road links, makes Il Castellare an ideal starting point for visiting historic villages, discovering gastronomic excellences and reaching the main cities of art in Tuscany and neighbouring Umbria.

MAIN HOUSE (on three internally connected floors) – Entrance hall (where the stairs to the first floor are located); open-plan living room with sitting area and dining table; kitchen with adjoining pantry.
FIRST FLOOR – Two double bedrooms; bathroom with shower.
SECOND FLOOR (between the first and second floors is a mezzanine floor with a small guest bathroom) – Sitting room; double bedroom; twin bedroom; bathroom with shower.
ANNEX 1 (on two floors connected by internal stairs) – GROUND FLOOR – Sitting room; dining room; kitchen; guest bathroom.
FIRST FLOOR – Sitting room; two double bedrooms, one with bed 1.40m wide; bathroom with tub; twin bedroom (joinale beds) with ensuite bathroom with shower.
ANNEX 2 – Living area with sofas and tv and access to the pool area; bathroom with shower.

Park: The estate in which the borgo stands covers approximately 40 hectares, mostly woodland, with a 1.5 hectare olive grove.
The surrounding park, completely fenced for about one hectare, alternates lawns, paths and paved areas, embellished with flowering borders, medicinal plants, tall trees and fruit trees.
Access is directly from the parking area at the rear of the house, along an internal drive flanked by oleanders.
The central area between the buildings is delimited by a shady pinewood and a garden with olive trees, hydrangeas, hibiscus and jasmine, together with a pergola with a long dining table and comfortable outdoor seating areas.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool: The pool is located in a private, fenced area of the property, surrounded by dense woodland vegetation, just a few metres from the buildings and accessible via a child-safe gate.
Rectangular with large steps for access, it measures 7 x 15 m with a depth of 1.20 to 2 m; it is lined with PVC with a travertine edge and is purified by a salt system.
The sunbathing area, with sunbeds, chairs, tables and a cold-water shower, is equipped with lighting.
Open from the last Saturday in April to the first Saturday in October.
